Since establishing S. Rayner & Associates Ltd. in 1981, Stephen Rayner AACI has been based in Kingston Ontario and has been providing professional real estate appraisal and consulting services to Eastern Ontario.
S. Rayner & Associates has grown over the years, earning a reputation for quality product and service in the process. The firm presently has a staff of 14, which includes 12 appraisers.
Governed by the Appraisal Institute of Canada (AIC) and its Code of Ethics and Standards of Professional Practice, S. Rayner & Associates Ltd. appraisers, as Institute members, are bound to a high level of professionalism and are fully insured by errors and omissions liability coverage.

Stephen has been involved in the Appraisal/Real Estate field since 1972, working with the Great West Life Assurance Company in their Toronto office, Winnipeg Head Office as a senior mortgage analyst and then in the Vancouver Field Office as Manager of B.C. Property Investments responsible for all B.C. mortgage loans and real estate acquisitions.
In 1980 Stephen moved back to Kingston to establish S. Rayner & Associates Ltd. Since then the firm has grown to 14 staff members and completed over 7,500 ICI assignments on all types of properties and over 27,000 residential appraisals.
Stephen has had his AACI designation for 30 years and has extensive experience in appraising all types of properties and providing consulting services. He has extensive expert witness experience before various courts, boards and tribunals. He is currently an active mentor and co-signer for the commercial division.

Derrick has been working in the real estate appraisal field since 1993 and joined S. Rayner & Associates in 1998. He is acting General Manager and oversees the ongoing operations of the company in addition to the mentoring and co-signing for the residential division.
Derrick works primarily in the residential field, specializing in divorce, estate, executive class, unique island properties and student rental dwellings.
He has completed appraisals for most major financial institutions, law firms, accounting firms, and individual clients.

Cody has been working with S. Rayner and Associates since 2011 and is currently working towards his CRA designation. He is a graduate of Queen's University and a candidate member of the Appraisal Institute of Canada.
He has completed residential appraisal reports for all major lending institutions together with reports completed for private clients.

Kathryn focuses on residential appraisal reports, with specialty in farm properties.
